Banyan bets on Dubai buyers with $1bn Phuket pipeline
Developer courts Middle East demand with six Laguna Phuket projects
Banyan Group Residences arrives in Dubai this month carrying a sales story it hopes will resonate with one of the world’s most active buyer pools: record first-half sales, Middle East demand up 4.5 times, and a development pipeline the company values at up to USD 1 billion in new Phuket luxury projects over the next two to three years.
The property development arm of Banyan Group will present its Phuket collection at a sales event on Friday 23 and Saturday 24 October 2026, held at the Business Center of Banyan Tree Dubai, Bluewaters, from 11:00 am to 8:00 pm. Attendance is by RSVP, with private consultations available for prospective buyers.
The Dubai showcase is timed to build on strong commercial momentum. The company reports record first-half sales, particularly in the luxury segment, with Middle East sales rising 4.5 times as international buyers turn to Phuket for lifestyle, long-term ownership and a resilient tourism market. Stuart Reading, Managing Director of Banyan Group Residences, framed the demand in investment terms. “In uncertain times, international buyers are increasingly looking for homes in destinations that combine lifestyle, long-term appeal and proven infrastructure,” he said. “Phuket offers that combination, and Banyan Tree Residences represents the highest expression of what we are developing within Laguna Phuket.”
The developer’s market standing adds weight to the pitch. Banyan Group Residences ranks first in Asia and fifth globally in Savills’ 2025-26 Branded Residences annual report, a benchmark widely watched in the branded residential segment.
At the centre of the Dubai presentation are six projects within and around Laguna Phuket, several of them newly released or partially sold, offering a snapshot of inventory across price points.
Banyan Tree Beach Residences Mazu comprises five absolute beachfront four-bedroom villas on Bang Tao Beach, each set across two levels with an infinity-edge pool and a garden leading straight onto the sand. Three have sold, and the final two villas are now being released.
Banyan Tree Beach Residences Nerea, unveiled in September, offers just six yacht-inspired three-bedroom duplexes between the lagoons of Laguna Phuket and Bang Tao Beach, with private pools, timber-decked living areas and a home gym in every residence.
Banyan Tree Beach Residences Oceanus consists of sixteen absolute beachfront residences on Bang Tao Beach, each with a private pool and up to 768 square metres of space. Five have sold, including what is believed to be one of the highest value condominium transactions recorded in Phuket, a signal of the price ceiling the market now supports.
By contrast, Banyan Tree Beach Residences Varuna, unveiled in July, offers eight four-bedroom beachfront townhomes on Bang Tao Beach, each with a private lift and a rooftop infinity pool facing the Andaman Sea sunset.
Angsana Golf Residences Topaz, introduced in January, provides two- and three-bedroom residences and penthouses across three low-rise buildings overlooking the Laguna Golf Phuket course, with a ring-shaped rooftop pool offering 360-degree views.
Bellaguna Lake Residences rounds out the collection with one- to three-bedroom condominiums and penthouses across five buildings on the Laguna Phuket lagoon, connected by a private dock to the resort’s shuttle ferries. A new block has been released following strong demand, an indication that absorption in the mid-market tier remains firm.
Beyond the initial purchase, the ownership proposition is built around services that support both use and resale. Owners receive Sanctuary Club membership with global privileges at Banyan Group hotels and resorts, RAVA Beach Club access and a year of complimentary property management and insurance, plus Laguna Golf access and concierge services at Banyan Tree Beach Residences.
Owners can also opt into Banyan Living, the group’s hospitality-led rental and property management platform, which provides professional distribution, guest services and residence management. For buyers weighing Phuket property as an income-generating asset as much as a lifestyle purchase, professionally managed rental channels are a material part of the value case.
The company’s outlook rests on sustained international appetite. Phuket continues to attract buyers seeking year-round lifestyle, international connectivity, established tourism demand and professionally managed residential ownership, and Banyan Group Residences anticipates launching up to USD 1 billion in new luxury projects in Phuket over the next two to three years, a pipeline that positions the Dubai market as a key source of future demand.
