Dubai Adds 328 Homes as Major Arjan Tower Construction Launches

Dubai residents and property buyers watching Arjan’s skyline have concrete news: construction has officially begun on Arthouse Hills Arjan, a 19-storey, AED 550 million residential tower that will add 328 homes to one of the emirate’s fastest-growing neighborhoods.

The groundbreaking carries real weight for ordinary buyers in Dubai’s off-plan market, where the gap between a sales launch and an actual building site can stretch for years. Visible construction progress matters. It signals that deposits are moving toward delivered homes rather than remaining tied to promotional promises. In a market that recorded AED 624.1 billion in property transactions during 2025, and where the UAE’s off-plan sector is projected to reach AED 486.2 billion annually by 2030, the distinction between a project that has broken ground and one that has not is increasingly the line buyers draw before committing funds.

The development is the work of ADAAN Developments and TUSCANY Real Estate Development, with Arthouse serving as the global brand partner. NEW SYSTEM ENGINEERING is the appointed contractor, and SVÉ Real Estate holds the exclusive sales and marketing mandate. That combination of developer, builder and marketing partner reflects the coordination a branded residential tower in an established Dubai neighborhood demands.

What residents will eventually move into: 328 units spread across studio, one-bedroom and two-bedroom floor plans, plus two ground-level retail spaces. The project is the third Arthouse-branded residence to launch in Dubai, drawing its design identity from the heritage of Arthouse Hotel New York. The amenity offering is built around a two-level wellness and lifestyle ecosystem across the podium and rooftop, encompassing an infinity pool, sound-healing zones, a Japanese garden, yoga deck, indoor children’s play area, a Ladies Tea Library and a Cigar Lounge.

Pricing starts at AED 890,000 for studios, AED 1.3 million for one-bedroom units and AED 1.9 million for two-bedroom apartments. A 50/50 payment plan extends over three years following handover, with a monthly payment option of 0.5% available through the end of October, subject to applicable terms and conditions.
